Registration Terms & Rules
In order to proceed, you must agree to the following:
MEMBERSHIP AGREEMENT

Please take the time to review the rules, regulations and guidelines detailed below. If you agree with them and wish to proceed to join RREIA, simply check the box below and then click the "Register" button. If you do not agree with the rules, regulations and guidelines or promise to abide by them, then do please do not join Richmond REIA.


Membership Parameters

1) You must be at least 18 years of age and reside within the Commonwealth of Virginia.
2) You must be or plan to become a real estate investor OR you may be a vendor that provides services for real estate investors.
3) You will be required to pay online today for membership during the registration process.
4) The fee to become a member of RREIA is exactly $100 for 1 year.
5) The fee pays for only one individual (no partners). If you have a partner, they must join individually.
6) Your membership expires exactly 1 year from the date that you joined.
7) Membership fees are non-refundable.
8) If a member is expelled for a policy violation, the membership fee will not be refunded.
9) As a paid member, you will have access to monthly meetings, access to network with fellow real estate investor professionals, the RREIA web site discussion forum, member newsletters, and unlimited access to the knowledge, experience, suggestions and tips from fellow members.


Member Regulations

1) RREIA members will enter into any and all real estate contracts or agreements with the full intention of living by the terms of the agreement.
2) A RREIA Member will disclose all required or relevant aspects of their real estate transactions to all respective parties, including but not limited to Realtors®, bankers, buyers, and partners.
3) A RREIA Member will not enter, nor ask another person to enter, into any agreement that is a violation of any known law, statute or regulation. This includes but is not limited to providing inaccurate information or omission of information.
4) A RREIA Member will operate in compliance of all federal and state privacy laws.
5) A RREIA Member will treat others, both in and out of RREIA with respect and integrity.


Membership Guidelines

Networking: One of the benefits of RREIA membership is networking with other successful real estate investors. This activity occurs at every RREIA event as a natural course of events. No real estate deals, opportunities or potential partners are endorsed by RREIA. YOU must always take responsibility for doing your complete due diligence ensuring that the partner and property fit your business model.

Dealing with Professionals: As a RREIA Member, you will be provided the names of many professionals to assist you in building your real estate portfolio. They include lawyers, accountants, mortgage brokers, Realtors® and many others. They are not endorsed by RREIA however they may have in the past been recommended by your fellow RREIA Members. Respect their time and expertise. Always do your due diligence on them to see if they fit your personal philosophy and investing style. If you decide to work with them, commit to them 100% in their area of expertise (if you require more than one advisor in any area, disclose to the other parties what you are doing).

Dealing with Realtors®: Please respect all Realtors®; they are a key relationship that you must develop. The trust relationship you develop with your key Realtor® will play a major role in your long term success in this business. Carefully choose a Realtor® with whom you feel comfortable working and who specializes in the area in which you are focusing. Do not waste their time! Do not expect something for nothing. Once you have established a relationship with a Realtor®, make sure you both understand the exact nature of the relationship (e.g. Does he/she represent you on all offers, or just in a certain city, or just on certain deals, etc?). Once a Realtor® has shown you a property, deal with that Realtor®. Do not ever try to cut him/her out of any deal. Check with the Virginia Real Estate Board to determine if the agent/broker is in good standing.

Advertising Properties You Have Under Contract: Under no circumstances may you advertise a property for sale if that property is listed for sale by a Realtor® in the MLS. This is a violation of state and local law. ONLY Realtors® or their brokers are permitted to advertise a property that is listed in the MLS. RREIA members who are known to be in violation shall be reported to the Richmond Association of Realtors® and are subject to having their membership terminated.

Privacy Act: RREIA operates in compliance with all current Federal & state privacy laws and will not release any Member’s information without prior written consent of the Member.


Member Usage of Resources

RREIA Web Forums: The Richmond Real Estate Investors Association (RREIA) does not render legal, tax, economic, financial or investment advice. Upon application, RREIA does not investigate its members, nor vouch for, nor make representation as to the honesty, integrity, reliability, motives, or resources of its members, directors, agents or vendors. Every member should consult with their own professional advisor(s) as to risks and legal, tax, economic, financial or investment implications in matters concerning real estate investments. The registrant, in consideration for his/her acceptance as a member of RREIA, hereby releases, discharges, holds harmless and agrees to indemnify RREIA, its directors, members, agents and vendors from any liabilities now accrued, or which may hereafter accrue, from their actions, inactions or communications made by RREIA or its directors, members, agents and vendors in or through their respective capacities with RREIA. By registering and paying for membership, YOU ARE STATING that you have read, understood, and agree to abide by the rules, regulations and guidelines detailed herein of the Richmond Real Estate Investors Association, Incorporated. The registrant hereby acknowledges and agrees that he/she has carefully read and fully understands this registration notification. By including your email address, you agree to accept any messages which may be sent to you from the Directors of RREIA which may include marketing and/or updates regarding upcoming events. By registering, you are submitting an application and payment to RREIA, you acknowledge that you agree to all of the terms stated herein and agree to be bound by them for the duration of your membership in RREIA.

The information listed in RREIA's discussion forum is for educational and informational purposes only. By publishing this information, RREIA and the Directors of RREIA are not rendering legal, accounting, financing or other professional advice.

RREIA makes use of this discussion forum. Access to the discussion forum is granted on an individual basis. RREIA membership is available to investors and vendors who reside and conduct business within the Commonwealth of Virginia. Message abuse within the discussion forum will not be tolerated. The definition of 'message abuse' is as follows: 1) spam, 2) third party advertisements, 3) derogatory language, 4) slander, and/or 5) making threats. Violators will be expelled from RREIA and may face prosecution depending upon the level of abuse.

The discussion forum is a password-protected area of our website. The discussion forum is monitored for unauthorized access. Only members of RREIA are allowed to enter the discussion forum. Members who give their username and password to another individual for their own use is a violation of our policy. A violation of this policy will result in expulsion from RREIA.

Free Exchange of Information: The Directors of RREIA encourages the open exchange of information and ideas. Though all posts must remain on-topic. Members can post leads and deals as well as general related topics in the discussion forum. The general public does not have full access to the discussion forum and therefore can not read a post created by a member of RREIA. If a member wishes to offer a property within the discussion forum, they may do so. If a member has a question related to investing, they may post it to the group. If a member wishes to post advice, they may also do so if they are qualified to do so. We constantly monitor all messages and information passed along within the discussion forum. We do not necessarily support, endorse, agree with or guarantee the accuracy of any posts made within the discussion forum. Before using or implementing any form of information or advice, use your own good judgment and obtain the advice of a qualified professional.

Release of Certain Information PROHIBITED: Messages posted within the RREIA discussion forum shall remain in-house, meaning; no member may cut-and-paste a message into another post of another newsgroup or forward any message via email to any non-member without the expressed written permission of the original author and the Directors of RREIA.

Third Party Ads PROHIBITED: We do not allow members to post blatant third party commercial advertisements or solicitations in any section of the discussion forum. We allow Vendor members to advertise in the Vendor section of the forum. The discussion forum is strictly moderated and monitored. Posts involving any message abuse will be deleted immediately from the discussion forum.

Administrator's Rights: We will not edit or delete postings on the basis of content, even if we disagree with the author's opinion. The Directors of RREIA reserve the right, but are not required, to review, edit or delete any material posted in the forum.
